PMI James River is a full-service residential property management company serving rental property owners throughout Richmond, Henrico County, Chesterfield County, Hanover County, and the surrounding Richmond Metro area. We are locally owned and independently operated, combining hands-on knowledge of the local rental market with the systems, technology, training, and resources of Property Management Inc.

That national network is an important part of what owners get when they work with PMI James River. Property Management Inc. was founded in 2008 and has grown to more than 400 independently owned locations. Across the PMI network, property management professionals bring more than 2,200 years of cumulative property management experience, while PMI’s residential platform manages more than $5 billion in assets. The network also gives local PMI offices access to established property management systems, technology, accounting infrastructure, training, marketing support, and operational resources.

The result is a local management company with local accountability, backed by the experience and infrastructure of a much larger property management organization.

We help rental property owners manage the details that affect performance, risk, and day-to-day peace of mind. Our services include property marketing, resident screening, leasing, rent collection, maintenance coordination, property inspections and evaluations, lease administration, and financial reporting.

Our systems give owners real-time visibility into their investment, while residents have 24/7 online access for maintenance requests, payments, and communication. Professional Credentials & Standards

PMI James River operates within several layers of professional licensing, industry standards, and third-party requirements.

  • Virginia Real Estate Firm License: PMI James River is licensed by the Virginia Real Estate Board through the Virginia Department of Professional and Occupational Regulation, Firm License No. 0226038141. The Board licenses real estate firms and enforces Virginia real estate licensing requirements and Fair Housing law as it applies to licensees.
  • EPA Lead-Safe Certified Firm: PMI James River is an EPA Lead-Safe Certified Firm under the Renovation, Repair and Painting Program, Certification No. NAT-F286146-1. This credential applies to renovation, repair, and painting work that may disturb lead-based paint in pre-1978 housing.
  • National Association of Residential Property Managers: Johnny Wilson is a member of NARPM and the Greater Richmond chapter. NARPM members are required to follow a formal Code of Ethics and Standards of Professionalism covering duties to clients and residents, fair housing, protection of client funds, property condition, truthful representation, confidentiality, professional competence, and continuing education.
  • BiggerPockets Featured Property Manager: PMI James River participates in the BiggerPockets Featured Partner program for the Richmond market. BiggerPockets requires Featured Property Managers to meet standards addressing professional reputation, licensing, insurance, ethical conduct, resident management, responsive maintenance systems, communication, and ongoing compliance.
  • Property Management Inc. network: PMI James River operates within PMI’s national property management platform, using established systems, training, technology, accounting infrastructure, and operational processes developed across more than 400 independently owned locations. PMI’s residential process explicitly incorporates Fair Housing compliance, structured screening, accounting, maintenance, communication, and documented management controls.

Johnny WilsonProperty Manager

Johnny Wilson is a licensed real estate agent serving the Greater Richmond area. As an active rental property investor himself, Johnny brings a practical understanding of what property owners need: clear communication, careful oversight, reliable systems, and a management approach focused on the long-term performance and care of the property.

Raised in his family’s international building hardware business, Johnny developed an early interest in real estate, buildings, and the details that make properties function well. Before entering property management, he led scientific projects and workshops for the World Bank, United Nations, and federal and state agencies. That background shaped an analytical, detail-oriented approach to risk management, problem-solving, documentation, and building dependable operating systems.

Johnny also speaks to real estate investment groups on property management and rental ownership topics, sharing practical lessons from managing rentals and working with investors in the Richmond market.

Johnny’s property management philosophy is straightforward: protect the owner’s investment, treat residents with respect, and address problems before they become larger ones. His work focuses on reducing stress for property owners while supporting strong rental performance, clear documentation, and long-term property care.

When he is not working, Johnny enjoys rugby, international travel, birding, and exploring nature with his family.

Patti RobertsonBroker

Patti Robertson brings more than three decades of real estate investing, brokerage, and property management experience. Since purchasing her first rental property in 1993, Patti has built deep practical knowledge across rental ownership, flipping, wholesaling, and managing properties for other investors. She became a licensed broker in 2010 and is known for transparent communication, investor-focused guidance, and strong operational standards.

Patti is also an active leader in the real estate community. She is a Lifetime Board Member and Past President of the Tidewater Real Estate Investors Group, an educator and Advisory Board Member for Rent Ready Norfolk, and the founder of the Hampton Roads Landlord Association. Her experience includes extensive work with Section 8 housing and landlord education.
